About the Fund

Our Organization and Objective

PROPERTY DYNAMICS, LLC is a newly-formed private entity that was organized for the express purpose of investing in and/or developing raw land and fully entitled developed residential, commercial and industrial land, or discounted and distressed properties in selected real estate markets primarily in Salt Lake, Utah and Davis county areas. Our objective is to generate enhanced returns on our investments and generate distributions which we can distribute to our investors. We do not have corporate officers or directors, and are managed by our Manager, PROPERTY DYNAMICS MANAGEMENT, LLC, who has been delegated to make all decisions concerning our operations, including purchases, development and sales and other activities. Our Business Model

The Company will seek to invest in and/or develop raw land and fully entitled developed residential, commercial and industrial land, or discounted and distressed properties in primarily the Salt Lake, Utah and Davis county areas, and which our Manager believes can be developed, constructed, rented, redesigned, or renovated and sold to produce net income for the Company (the "Properties"). The Company will seek to achieve these returns:

  • on a stand-alone basis or in partnership with other investors, and
  •  
  • on either a direct ownership basis, or through a lease, joint venture or other contractual structure.






Project Management

All management of Properties will be provided by our Manager. Such management includes coordination of efforts to obtain the necessary building entitlements, management of the actual construction and/or renovation, efforts to secure necessary project financing, and coordination of post construction sale efforts.

Our Manager in its sole discretion will enter into contracts with licensed sub-contractors on behalf of the Company, and negotiate real estate commissions at such rates as the Manager deems acceptable.

In certain circumstances in order to pay for the cost of construction, the Manager may obtain additional construction financing as part of the acquisition and development of Properties.


Our Business Strategy

The Company expects to use the following strategies in connection with its acquisition, renovation, rental and resale of real property:

  • Continuing to actively acquire and develop lots in key locations;

  • Manage cost increases through our Manager's relationships with a focus on quality construction and warranty management;

  • Continuing to actively acquire and develop lots in key locations;

  • Generating additional working capital and maintaining adequate liquidity;
  •  
  • Using our consumer and market research to be adaptable in development and home building so as to appeal to changing demand and our buyers price-points, desired features and amenities;

  • Adapting sales and marketing efforts to increase turnover and remain competitive with the development and resale of land and new and used homes;
  •  
  • Promote a positive environment for our associates to minimize turnover and retain key contractor and vendor relationships.
